Design-Bid- Build General Contractor (DBB)
Long considered the traditional organizational structure for construction projects, Design-Bid-Build remains popular with many of ICCC’s clients. DBB remains popular because it is simple, and our clients feel it can help maintain lower project costs than other methods. Through the DBB approach, the Owner can focus first on the design that best represents the vision, then identify the right General Contractor for the job either through a competitive bid process or negotiated contract, and finally bring the physical project to life.
Design-Build General Contractor (DB)
In many cases, ICCC’s clients have tight timelines and budgets that require a phased approach to their project delivery. The project team is involved earlier in the project and is responsible for due diligence with the City, State, and AHJ’s. This single contract delivery method can provide significantly compressed timelines as building is happening simultaneously with design.
At risk or Pure Agency Construction Management (CM)
Construction Management is compatible with all project delivery methods and provides an Owner with oversight from Feasibility to Certificate of Occupancy. In some cases, the Owner requires open book accounting on the project and prefers greater control over cost, quality, and time. In this case, Pure Agency CM works best. The Owner can still reserve the right to convert the project to a lump sum guaranteed contract through the At-Risk CM delivery method.
